Job Description
 
Job Title: Leasing Consultant/Roving Leasing
Department: Apartment Management
Reports To: Resident Manager/Property Supervisor
FLSA Status: Non-Exempt
 
Summary:  Assists the Resident Manager in managing the apartment community for owners or property management firm by performing the following duties personally as directed:
 
Essentials Duties and Responsibilities: Other duties may be assigned.
 
Assists the Resident Manager in the following as directed:
 
Follows all R&V Management’s Policies and Procedures, Fair Housing Laws, and the Landlord Tenant Laws.
 
Shows prospective residents apartments and explains occupancy terms.
 
Informs prospective residents of availability of nearby schools, shopping malls, recreational facilities, and public transportation.
 
Rents or leases apartments, collects security deposit as required, and completes lease form outlining conditions and terms of occupancy if lease required.
 
Ensures that Residents understand Community Policies and enforces those policies.
 
Collects rent due, issues receipts, handles delinquents, and makes daily deposits. Ensures proper rental rates are charged and rent increases are evaluated.
 
Do everything possible (within company guidelines) to ensure the highest occupancy and subsequently, the highest rent collections possible.
 
Maintain, monitor, and regularly report petty cash expenditures.
 
Handles all details of moving in and moving out.
 
Handles emergency situations and informs Property Supervisor of such matters.
 
Investigates tenant complains about malfunctions of utilities or furnished household appliances or goods, and inspects vacated apartments to determine needed repairs or maintenance. 
 
Order supplies and determines nee for maintenance, repair, and make-readies.
 
Directs, coordinates, and supervises activities of maintenance staff engaged in repairing, plumbing, or electrical malfunctions, painting apartments or building, and performing landscaping or gardening work, or arranges for outside vendors to perform maintenance.
 
Resolves tenant complaints concerning other residents or visitors (consult with Property Supervisor when questionable or necessary).
 
Arranges for other services such as trash collection, extermination, or carpet cleaning.
 
Inspects models, vacants, pool areas, recreation or club rooms, and laundry facilities daily to ensure cleanliness.  Cleans common areas of building daily and makes minor repairs to equipment and appliances. 
 
Daily inspect community to make sure it is kept clean, safe, and well-maintained. Note problem areas to follow through with immediate correction of such (within company guidelines). This particular area of responsibility should be handled jointly with Maintenance Supervisor and/or Property Supervisor. 
 
Plans and supervises promotional activities within company guidelines. 
 
Completes all paperwork and reports in a timely manner as directed by company policy, by law and by common sense.
 
Make sure there is sufficient supply of forms and supplies and place orders in advance of shortage.
