The Portfolio Financial Analyst (PFA)

Position Summary:        

The Portfolio Financial Analyst (PFA) will be responsible for supporting the Asset Management team through financial analysis.  Utilizing Yardi, Advanced Excel, and other relevant technical resources and databases, create efficiencies within the department, and prepare analyses in an effort to assist with the overall management of the portfolio.  This individual will be responsible for specific finance and accounting related tasks associated with the overall portfolio as further detailed below.

Reporting Relationships:

The PFA is an Asset Management Department team member and will report to the Senior Vice President, Asset Management.  

Essential Functions:     

  • Create analyses with appropriate controls to assist with the performance management of the overall portfolio.
  • Create models (Excel based) in an effort to create efficiencies within the department. 
  • Assist in preparing Monthly Executive Summary Reports, Monthly Variance Reports, Budget Re-projections and other reports upon request.
  • Create benchmarking tools and trend analysis.
  • Participate with the maintenance of an asset management plan / disposition strategy for each asset.
  • Participate in the General Partner and Limited Partner distribution process.
  • Assist with the preparation for the Quarterly Asset Management meetings to review the results of operations.
  • Maintain professional correspondence with property management and other parties when required.
  • Assist with the timely preparation and approval of annual Operating and Capital Budgets.
  • Monitor weekly portfolio occupancy.  Create analytics and distribute to team.
  • Ensure the timely maintenance and update of records, weekly and/or monthly as required, in the Asset Management database.
  • Participate in the creation of internal procedures to ensure effective management of assets.
  • Manage calculation of Net Cash Flow Available for Debt Service based on the language in the agreements.
  • Assist Portfolio Asset Managers in analysis and managing information.

Job Requirements:

  • Residential Asset Management, Property Management, and/or a finance related position required, low income housing experience preferred
  • Advanced Excel, Macro and Yardi skills required
  • Proven attention to detail and strong organizational skills
  • Demonstrate the ability to manage time effectively between all tasks; ability to prioritize these tasks
  • Proven ability to manage multiple projects and meet deadlines
  • Performs special projects as needed or as requested
  • Executes such other responsibilities as determined
  • Proven ability to work in a team environment
  • Strong work ethic
  • Minimal travel required
  • College Degree required
